All the benefits of selling whilst maintaining your rental income.

What are the benefits of selling a tenanted property?

By selling a property with sitting tenants, you enjoy benefits such as:

  • Rental income right up until completion
  • A simpler, speedier process that’s hassle-free
  • No void utility costs
  • Sell your property now, as is – with no need to evict your tenants

We all lead busy lives. Selling tenanted property is an efficient solution that eliminates the risks, giving you the result you need.

How does it work?

1. Free, no obligation appraisal

We'll talk you through your options; from selling with the tenants still there, selling an empty property or not selling at all

2. Your tenant's welfare

Sensitive, honest and straightforward communication is needed. We're careful not to unsettle your tenant

3. We’ll market your property

We sell on the open market, through our own very large database, through our website and on national portals

4. We’ll negotiate the best price

You want to the best sale price possible and, using our estate agent skills, it's our job to get it for you

5. We’ll get you over the finish line

Real success is when the sale completes, and we'll work just as hard during this final stage to get you there

Selling a property portfolio

As you can see from our Properties For Sale page, we sell individual tenanted properties on the open market. But if you’re a landlord who has a portfolio of properties, then maybe you would prefer to sell them in one deal.

For portfolio sales, we don’t advertise the properties online. Instead, they are sold off-market using our contacts and large database of buyers to get you a good sale.

One of the real positives of selling your property with a sitting tenant is the ability to lengthen the tenant’s stay indefinitely. Almost all of Portolio’s sales are to property investors and the new owner will become the landlord, with little or no change to the tenant’s situation. Click here to learn more.

Our typical sale price is close to the surveyor’s property valuation. We aim for a fair price, not deal of the century for the buyer, and not way above value either. We’ll always get you the best sale price possible. We’ve blogged about this!  Click here to learn more.

In a word; no. Selling tenanted property means you don’t have any of this hassle or expense. When a property investor buys a tenanted property, they are also bound to buy the furniture, fittings and equipment – and take the property as is, with no need to get it ‘market-ready’.

It’s actually one of the positives for the buyer, as any furniture, fittings and equipment are included in their purchase price.

Yes, on top of the individual properties you can see on the website here, we also sell property portfolios of different sizes. All of our portfolio sales are sold off-market.
